Emergency Lighting
Emergency lighting testing , installation and maintenance for commercial, industrial and public sector buildings across the UK.
Keeping Escape Routes Safe, Compliant and Operational
Electrical Testing UK designs, installs, tests and maintains emergency lighting systems for businesses, building owners and public sector organisations. Emergency lighting is a legal requirement in all non-domestic buildings and must be tested and maintained in accordance with BS 5266-1 to remain compliant. Our qualified engineers carry out all required testing, identify and resolve faults, and provide clear certification and maintenance records to support your fire safety compliance obligations.
Key Features Include

Testing and Maintenance
We carry out all required monthly and annual emergency lighting tests in accordance with BS 5266-1, with results recorded and certification provided on completion.

Installation and Design
We design and install emergency lighting systems for new builds, refurbishments and premises where existing provision is inadequate, ensuring correct coverage of all escape routes and high-risk areas.

Fully Qualified Engineers
All emergency lighting work is carried out by our own qualified engineers, with the technical knowledge to work across complex commercial, industrial and public sector environments.

Clear Compliance Documentation
Every test and inspection is documented and certified, giving you the records you need to demonstrate compliance to your fire risk assessor, insurer and enforcement authority.

Fault Identification and Repair
Where testing identifies failed units, battery degradation or wiring faults, we carry out remedial work ourselves, no need to manage a separate contractor to resolve findings.
Emergency Lighting Testing, Installation and Maintenance
Emergency Lighting Testing for Commercial Premises All non-domestic buildings are legally required to have emergency lighting tested monthly and annually in accordance with BS 5266-1 and the Regulatory Reform (Fire Safety) Order 2005. Monthly testing involves a short functional test to confirm units activate on loss of supply. Annual testing requires a full three-hour duration test to verify battery performance and confirm the system will operate for the required duration in a real emergency. We carry out both, recording all results and issuing a completion certificate after every visit.
Emergency Lighting Installation for New Builds and Refurbishments Where a building requires a new emergency lighting system or an existing system needs extending to cover additional areas, we design and install to BS 5266-1 and BS EN 1838, ensuring correct illumination levels on all escape routes, stairwells, exit doors, open areas and high-risk zones. Every installation is fully tested and certified on completion.
Emergency Lighting Maintenance and Remedial Work Emergency lighting units have a finite battery life and will degrade over time. Where testing reveals failed units, batteries below required performance levels, or wiring faults affecting system operation, we carry out remedial work as part of our service. Maintaining a fully functional system is a legal obligation, we help you meet it without the complexity of managing multiple contractors.
Emergency Lighting for Schools, Hospitals and Public Sector Buildings Public sector buildings present specific emergency lighting challenges, high footfall, complex floor plans, multiple escape routes and strict compliance obligations. We carry out emergency lighting testing and maintenance for schools, NHS premises, council buildings and housing associations, providing consistent standards and consolidated documentation across single sites and multi-site estates.
Emergency Lighting for Industrial and Warehouse Environments Large industrial buildings, warehouses and manufacturing facilities require emergency lighting that covers extensive floor areas, high-bay environments and plant rooms, often with the additional complication of hazardous areas or environments that affect equipment selection. Our engineers have the experience to specify, install and maintain emergency lighting systems that perform correctly in demanding industrial environments.
Emergency Lighting Testing and Compliance
What emergency lighting is and why it is a legal requirement Emergency lighting is a battery-backed lighting system that activates automatically when the main power supply fails. Its purpose is to illuminate escape routes, exit signs, stairwells and high-risk areas to enable safe evacuation during a fire, power outage or other emergency. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic building has a legal duty to ensure emergency lighting is installed where required, maintained in working order, and tested at the intervals specified by BS 5266-1.
How often emergency lighting must be tested Monthly testing involves a brief functional test, typically lasting one to two minutes, to confirm that all units activate correctly when the supply is interrupted. Annual testing requires a full three-hour discharge test to verify that batteries can sustain the required illumination for the full duration. All test results must be recorded in a logbook or maintenance record and made available for inspection by the fire authority or enforcement officers.
Where emergency lighting is required Emergency lighting must be provided along all escape routes, at every change of direction, at the top and bottom of every staircase, at each final exit, near firefighting equipment and first aid points, in plant rooms and high-risk areas, and in any open area exceeding 60 square metres where people could become disorientated without illumination. The exact requirements depend on the building type, occupancy and the findings of the fire risk assessment.
What happens when emergency lighting testing identifies faults Where testing reveals a failed unit, a battery below required performance, or a wiring fault, the fault must be rectified promptly. A building with non-functional emergency lighting on an escape route is non-compliant and potentially dangerous. Electrical Testing UK carries out all remedial work identified during testing, ensuring faults are resolved quickly and the system is returned to full compliance without delay.
Why Businesses and Building Owners Choose Electrical Testing UK for Emergency Lighting
Testing and remedial work under one contract We test, certify and fix. Where testing identifies faults, we resolve them ourselves without you needing to find a separate contractor. One point of contact, no delays, no gaps in compliance.
Experience across all building types From small commercial offices to large industrial sites and complex public sector estates, our engineers understand the different emergency lighting requirements of different environments and apply the right approach to each.
Consistent documentation for compliance purposes Every test we carry out is documented and certified. For organisations managing compliance across multiple sites, we provide consistent reporting in a format that supports your fire safety management records and demonstrates compliance to your fire risk assessor and enforcement authority.
Multi-site programme management For facilities managers, councils, academy trusts and housing associations managing emergency lighting compliance across multiple properties, we offer coordinated testing programmes with consistent standards, scheduled visits and consolidated documentation.
Qualified engineers, not subcontractors All emergency lighting work is carried out by our own qualified engineers. We do not subcontract, so you get consistent quality and direct accountability on every visit.
Remedial works, battery and luminaire replacement
Failed luminaires are not left as outstanding actions for your team to manage. Where battery replacement or lamp module replacement is required, we carry this out on the same visit in most cases, carrying a stock of the most common battery and lamp types for the system configurations we service. Where complete luminaire replacement is required, we provide a quotation and schedule the replacement work promptly.
Following all remedial works, we re-test the affected luminaires and confirm they are now passing before completing the visit. The test certificate reflects the final, post-remedial status of the system.
Documentation and certification
We produce a formal BS 5266 annual test certificate for every building tested, documenting the test date, test duration, luminaire count, results by location, and any remedial actions carried out or outstanding. The certificate is provided electronically and is formatted for direct inclusion in the premises fire safety file. For clients managing multiple buildings, we provide individual certificates for each building and a consolidated summary showing the compliance status of the whole estate.
