EICR for Landlords and Rental Properties Since 2020 it has been a legal requirement for landlords in England to have a valid EICR in place for all privately rented properties, with inspections carried out at least every five years or at each change of tenancy. What to Expect During your EICR Inspection
What happens during an EICR inspection Our engineer will carry out a detailed visual inspection and series of electrical tests on your fixed installation, covering the consumer unit or distribution board, wiring, earthing and bonding, sockets, light fittings, switches and all fixed electrical equipment. We check for damage, deterioration, overloading, inadequate earthing and any departures from the current IET Wiring Regulations (BS 7671).
How EICR fault codes are classified and what they mean Every observation is given a code reflecting its severity. A C1 (Danger Present) indicates an immediate risk requiring urgent action. A C2 (Potentially Dangerous) requires remedial work before the next inspection. A C3 (Improvement Recommended) indicates a departure from current standards that is not immediately dangerous. An FI (Further Investigation Required) indicates something requiring further assessment. We explain every code in plain language in the report.
How long an EICR takes and what to expect on the day A standard domestic property typically takes two to four hours. Larger commercial or industrial premises will take longer and we will give you a clear time estimate before we attend. Some circuits may need to be isolated during testing, we discuss this with you in advance and manage it to minimise disruption.
How you receive your EICR certificate On completion we issue your EICR certificate electronically in PDF format via email, and it is also available to download through our customer portal. Where remedial work is required, we provide a clear written summary with priority ratings alongside the certificate.
What to do if your EICR identifies remedial work We provide a written quote to carry out any remedial work identified. As a full-service electrical contractor we carry out all types of remedial work ourselves, from replacing a consumer unit to rewiring circuits or upgrading earthing, so you are not left managing multiple contractors to resolve the findings.
